Homebuyer Information
CHW Realty can simplify the process of buying a home – and we’ll help you every step of the way. Are You Ready to Buy a Home? We’ve found families paying over $1,000 in monthly rent are typically ready for home ownership – especially if they can control their other living expenses, are flexible about housing choices, and have a reasonable credit rating. Buying a house requires many decisions – some big, some small – but all within a brief period of time. Before you commit time and money, you may find it useful to get some training on the process of buying a home.
Step One: How We Help Our job is to make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. We’ll help you find available properties that match your needs and financial goals. We’ll help sellers see you as the best buyer. And we’ll help you through all the details and paperwork involved with actually making the purchase.
Step Two: Becoming an Informed Consumer – Many families that are not yet ready for home ownership can benefit from our financial coaching services to acquire skills to increase their assets. Consider taking one or both of the following classes: HomeBuyer Education (HBE) – A HUD-certified class for first-time homebuyers that opens the door for qualified graduates to access low-interest, long-term loans. Ongoing classes are offered in both English and Spanish across San Diego County. Financial Fitness Training Program
- Establish financial goals
- Create a work plan
- Create a budget
- Factor in savings
- Order and review your credit report
Step Three: Making the Right Decision Knowing why you’re buying helps determine what you should buy. There are many reasons to buy a home:
- To build a better future
- To stop paying rent
- To start building equity
- To have a place of your own
- To raise a family
- To entertain business associates
- To move up to a bigger house
Knowing your goal, we will help you determine what assets you have to work with. It’s important to know your family’s needs before getting too far into the home search process. Let’s say, for example, you qualify to buy a $280,000 house. You may work in Pacific Beach, where you can buy an 800 square foot foreclosure with one bedroom and one bathroom. But your family may benefit more from a 1,400 square foot, 3-bedroom, 3-bath house in Chula Vista – available for the exact same amount of money. In this case, knowing your needs and willingness to commute can make a huge difference in the amount of time needed to put you into a home you’re comfortable with, both for today and for the long-term.
Step Four: Home Financing
Once we know how much you can afford and where you generally want to buy, we’ll help you pre-arrange financing for your new home. CHW Lending provides low-cost, down payment and mortgage assistance loans to qualifying first-time home buyers, along with specialty mortgages that keep things affordable. In addition, you can work with any lender you choose, whether that’s in-house with CHW Lending or with one of our many Lender Partners.
Step Five: Agents Who Understand Your Needs With price range and financing accounted for, we’ll help you determine which properties fit your specific needs using the most state-of-the-art technology, modern communication systems, and best possible resources to be found in San Diego. We Won’t Leave Your Side! You’ll find CHW Realty professionals with you every step of the way – from locating the property, through inspections, until the transaction is completed. Our only concern is that your home buying experience is pleasant, quick and painless. DRE License 01791343
